Include the spaces that are easy to miss
List the rooms, then add any loft, cellar, garage, shed or outbuilding you want included. Mention large furniture, awkward access and any spaces that have not been opened for some time. You do not need to empty cupboards to enquire; an honest picture of the contents is more helpful.
Use photographs to explain the scope
If you have access to the Bodmin property, a few wide views of each room and storage area can help us understand the volume. Take them only where it is safe to do so. Let us know about steps, narrow entrances, parking or loading restrictions rather than moving heavy items yourself.
Choose full or partial clearance
Tell us which rooms and belongings should be left untouched, including family keepsakes and paperwork. We can discuss the clearance alongside appraisal and auction options for suitable contents. Any cleaning or other finishing work should be raised when the scope is agreed, so everyone understands what is included.
